There are a number of services that we specialize in at Vida Hospitality. We are known, and have a deep knowledge and expertise in Real Estate Acquisition and analysis, Pre-Development (Masterplanning, Permitting, Infrastructure), Strategy and Initial Financial modeling, Operational Solutions for Hospitality & Real Estate Rental management. Our final but most important area of focus is regenerative development, connecting to local stakeholders, the context and natural environment as a prerequisite of developing with integrity.  

Here are some of the ways we assist our clients on a daily basis:

We support our clients in aligning and clarifying their vision and strategy, as they purchase real estate, with a clear set of criteria and guidelines so that the search is successful.

We work with a variety of realtors on the ground to vet options on the market, as well as reputable sources for off-market properties.

Once we do the site visit, and have seen the options, we work with our lawyer and engineers to assess the property in terms of due diligence and risk analysis. We help our clients choose the ideal option, especially when it’s a difficult choice, and give them a sounding board (with clear data backing the advice).

We then help the clients close the actual purchase, as often these contracts and payment terms have to be negotiated, and this is where critical mistakes can occur, even with the best intentioned realtors/clients. 

Many projects succeed or fail based on this very decision, the first decision, so we take it slowly, and seriously with a deep respect for the process. 

During the acquisition process, we often work ahead to do initial surveys and master-planning of the property to learn what’s possible in terms of building, and avoid any headaches later on in the process.

We do this for qualified investors, as well as seasoned developers, and its a specialty of ours to find, preserve and enhance incredible properties in natural bioregions around the world.

Pre-development Consulting - Legal, Permits, Water, Infrastructure, Team

Once land is acquired or in the process of being acquired, we start to assemble and work with a team of experts that are needed to develop any project.

This involves lawyers for further due diligence and permitting, engineers for topographic surveys, architecture firms for master planning and design, permitting experts and construction bidding and budgeting. This process involves a lot of communication, and experience on the ground with local development.

We shepherd our clients through this process from start to finish, helping them assemble their team and then manage the various experts involved. This is the part of the development process where most mistakes are made, even for seasoned professionals, down to mom and pop.

So we take this process slowly and seriously, working with the best experts in our field and with a tried and tested process. The result of this process is that their land is fully ready to develop with all permits in place, and a sound strategy to move forward with construction.

Financial Strategy + Initial Model Creation - For Feasibility & Investors

We help create initial financial models and strategy for your land project be it a residential community, retreat center, hotel, or both!

We have a variety of economic models we work with and tried and tested strategies that have worked for past clients.

We like to stress test the model, create budget estimates, create conservative income projections, based on reality, not fantasy, and we like to challenge assumptions. Simply put things take longer, and cost more, very often in our industry, so we like to factor that in and account for it carefully.

As we get detailed budgeting from construction bids, we help create a final proforma for investors or developers to understand the overall implications of what they’re undertaking before we start. We often adjust financial strategies before building, and create a variety of reality adjusted scenarios.

Hospitality & Operations Consulting - Developing Your Own & Management Solutions

At VIDA, our background is in ground up hospitality development and operations whether its a retreat center, eco-resort, residential rental program in a regenerative community, it all needs to be operated and managed.

We help clients assess the two most important directions they can pursue if they want to operate anything on-site. The first being searching for operators, brands, and local management companies that align with the vision and mission of the project.

The other is helping our clients when creating, and hiring the necessary experts to do that process in-house, and develop your own brand, management team and marketing and sales channels. These all involve a variety of experts, market analysis, studies, and guidance even for seasoned professionals, so we help do just that!

Regenerative Development Consulting - Deliverables for Stakeholder & Vision Alignment

Regenerative development involves going beyond sustainability, as we aim to be additive, not extractive. We aim to develop in a way that respects local stakeholders be they neighbors, the local community, nature, and the larger system of life.

We also work together to create a “field” of energy in our development team, maintaining the communication and overall vibe of the team. It also involves paying close attention to the Story of Place, listening to the land, and aligning our vision to what the land calls for, vs imposing on it. Developing a clear vision that will align to the needs of the land, while also aligning with the investors and stakeholder needs,  is not any easy process.

That vision has to be tied into a sound strategy for the project. We love to work at that intersection of integrity and feasibility, of reality and possibility. We help look at that entire soup of ingredients, before the project begins, so that you and your team are in “right relationship” with local stakeholders, nature, and yourself, with a clear and aligned plan to move forward.

If you need me on calls, helping make strategic decisions, advocating on your behalf as an owners representative, managing communications and team cohesion... I’ll be working alongside you, to make sure the process is smooth and always keep your best interest in mind.

PACKAGE OF HOURS: $2500 USD - 8 billable hours (meetings, offline work and communications)

We provide our clients with a detailed report of all time spent working on the project be it calls with them, our service providers, or work offline in project materials and communication. 

Assessment Calls: $125 - 1 Hour (Credited toward hour package).

    • Often our clients want an initial assessment to help them decide on moving forward with their real estate decisions, investment strategies, a challenge in their project or with their team, or just to guide them on how to approach their plans with safety and security. These calls help align our clients with a clear strategy, team, and vision for something feasible, so that they start their adventure in land stewardship on the right foot.

Site Visits: $1500 - excludes food, lodging, and any travel costs (flights, car rental, gas)

    • Site visits are a critical part of our work, studying the land with our clients, architects, and engineers to ensure optimal use of the land and a deep respect for nature. This is one of our specialities as we see a lot of land projects, and understand the nuances of this country. This is the part where we listen to the land, listen to the experts, and start to plan accordingly.
